GENERAL
LETTING CONDITIONS
1.
Although prepared with the utmost care, the descriptions and photographs of the
properties are indicative, and may be subject to alterations, which will be
communicated to the tenant at the time of confirmation. Anomvilla Espania s.l.
does not accept responsibility for variations or modifications, which have been
made without its knowledge.
2.
The booking of a villa/apartment automatically implicates the acceptance of the
general letting conditions.
3.
The minimum rental period is 1 week, from Saturday to Saturday (unless
otherwise agreed). Arrival times: from 16.00 ; Departure time: no later than
10.00.
4.
Any delays or variations must be communicated to Anomvilla Espania s.l. at
least 48 hours before arrival.
5.
A reservation will only be valid if we have received 40% (deposit) of the
letting amount.
6.
After receipt of the advanced payment (deposit), the tenant will receive a
letting confirmation stating the name of the tenants, the type of accommodation,
the letting period and the balance of the letting to be paid.
7.
Only the tenant and the number of persons mentioned on the letting
confirmation, have the right to occupy the holiday villa/apartment during the
indicated period. Any changes, which occur after the confirmation have to be
reported.
8.
In case the tenant occupies the villa/apartment with more persons than the
villa/apartment allows, the contract will be cancelled and the villa/apartment
has to be vacated immediately. No refund will be given.
9.
The balance of the letting has to be paid 6 weeks before the arrival date,
except if other agreements have been made. In case the balance payment does not
reach us in time, the tenant loses his rights on the booked holiday
villa/apartment.
10.
The tenant will present himself personally on the arrival date, except
otherwise agreed. The tenant is obligated to show Anomvilla Espania s.l. the
booking document as well as a valid passport or identity card for the
registration as required by law.
11.
Damage deposit, dog fees, costs for administration and final cleaning are
mandatory and to be paid upon arrival. This can be done by cheque or Credit
Card (in Euros). The deposit will be refunded 8 days after departure and
cheques will be returned by mail.
12.
The villa/apartment should be left in a clean and tidy condition. Extra charges
will apply if excessive cleaning services are necessary.
13.
Upon arrival the tenant will indicate if he requires a linen change (only by
stays longer than 1 week – at an additional cost).
14.
It is not allowed to take off the mattress covers or to sleep without sheets on
the mattresses. The new price of a mattress, similar to the damaged one, will
be charged to the tenant.
15.
Dogs are only allowed with our conscience and prior given permission and only
in the reserved villa/apartment.
16.
The damage deposit will only be used for large damages. i.e.: broken doors,
lamps, electric appliances, staining or damages of mattresses, furniture etc.
It is not used for a broken glass or plate.
17.
Damages have to be reported immediately to the office of Anomvilla Espania s.l.
personally or by phone.
18.
After checking in, our staff will bring you to the villa/apartment, show you
around and check if everything is in working and serving order.
19.
The tenant has to respect the house rules. The tenant is responsible for a
decent use of the villa/apartment, its furniture, inventory and use of the
pool.
20.
All (no previous mentioned) damages or irregularities will be checked by our
staff at the end of the renting period and will be charged and deducted from
the damage deposit.
21.
Cleaning: the client is obliged to
remove the rubbish and to leave the property in a decent state, otherwise there
may be further cost deductions above and beyond those already owed.
22.
Rubbish, in plastic bags should always be thrown into the green containers
found in the neighbourhood. See information map.
23.
Serious breaks of the rules give us the right to cancel the contract and the
villa/apartment has to be vacated immediately. No refund will be given.
24.
Problems in or around the villa/apartment beyond the tenant’s control will be
dealt with by Anomvilla Espania s.l.
25.
All bed linen, towels etc. (which belong to Anomvilla Espania s.l.) will go to
the laundry, so no washing is required.
26.
The tenant can, at any time cancel the contract partially or totally under the
respect of the following conditions:

27.
No refund will be given if the tenant is unable to take up residence of the
property on the expected day or at the scheduled time owing to travel problems.
The same rule applies to early departure.
28.
In circumstances beyond our control (Force Majeur) i.e. flooding, fires etc. Anomvilla
Espania s.l. reserves the right to change the booked accommodation for an
accommodation of the same type and standard. In this case, the tenant has no
right to any compensation or indemnification. If there is nothing else
available, a complete refund will be given.
29.
All claims must reach Anomvilla Espania s.l. before the end of the rental
period; otherwise, the tenant will renounce any rights to compensation.
30.
Anomvilla Espania s.l. is not responsible for temporary cuts in electricity,
water supply or noise disturbances from neighbours.
31.
Anomvilla Espania s.l. takes no responsibility for building or construction
noise disturbances in the neighbourhood.
32.
The tenant will use the accommodation, the swimming pool and garden on his own
risks. Under no circumstances will Anomvilla Espania s.l. or the
villa/apartment owners be responsible for the loss of life, personal injury,
medical expenses, accident or forfeited deposits. Tenants and their guests have
to arrange their own insurance coverage.
33.
Pool and Garden will be maintained by appointed personnel, no interventions
will be accepted.
34.
The tenant recognizes that Anomvilla Espania s.l. only acts in the name of the
owner of the villa/apartment and that its responsibilities and direct solutions
for major problems are limited as an intermediary.
35.
In case of any controversy, which may arise, the competent authority shall be
the Court of Denia,
